Human Resources Assistant
- Job Description Summary Assist the HR Team with all facets of Human Resource Management with an emphasis on benefits. ESSENTIAL DUTIES AND RESPONSIBILITIES
- • Provides general HR and administrative support to the team
- • Assists with employee onboarding
- • Responsible for updating HR Handbook as needed • Works with Payroll to ensure proper payments for PTO and FLSA • Acts as back-up for new hire backgrounds, drug screens, E-Verify and onboarding • Coordinates safety training • Ensures regulatory compliance by maintaining and auditing I-9 documents • Organizes and maintains electronic scanning of personnel files and benefit records • Oversees and responds to Unemployment claims, Verifcations of Employment, and request for Letters of Employment • Manages open enrollment and termination of employees in all benefit plans.
- IMPORTANT EDUCATION Associates Degree IMPORTANT EXPERIENCE 3+ years Human Resource Experience. Some knowledge of how payroll and benefits interact required. Knowledge of HR and payroll compliance matters, including IRS, Garnishment's QDROs and Sec 125. Good communication skills a must with experience in composing company-wide communications. WORK ENVIRONMENT

Maintenance Technician
Job Description Summary
The maintenance staff position, under limited supervision, performs work of routine difficulty maintenance; performs related work as assigned.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
• Maintain all exterior areas of buildings, including brushing debris from walls, ceilings, and all outdoor surfaces. Pressure wash when needed• Maintain and clean all interior and exterior furniture and fixtures such as tables, fans and pool lounge chairs• Maintain pools including vacuuming and filtration systems• Pick up debris in and around the facility• Provide simple repairs as needed• Work in a safe manner and recognize unsafe situations

Property Manager
Job Description Summary
Responsible for the management of a property (or group of properties) for a client and fulfilling the manager’s obligations under the terms of the property’s management agreement. ESSENTIAL FUNCTIONS AND RESPONSIBILITIES• Responsible for all lease administration duties• Monitor collections and coordinate default proceedings• Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives• Provide management and leadership to property staff, including hiring and performance management• Develop comprehensive annual inspection process for properties; complete weekly, monthly, quarterly, annual inspections as required for a specific asset, best practices, and/or client requirements• Develop operating and capital budgets, track variances, oversee the completion of CAM reconciliations, and ensure smooth recovery process• Bid, negotiate, and manage conformity with vendor contracts in accordance with C&W’s contract requirements or client requirements• Accurately abstract all property leases in lease administration software• Maintain interface with third-party owners and accounting team to ensure total contract compliance, including preparation of accurate and timely reporting• Coordinate and oversee on behalf of client, all tenant and building construction work to ensure timely and accurate completion of all construction work at property• Participate in leasing and client team meetings and ensure effective communication between leasing and property management team members in order to achieve client’s goals and objectives• Provide and foster positive relationships with tenants, external clients, and internal clients
