distressed landlords
we are here TO HELP YOU MANAGE
Real Estate Owned (REO) is property owned by a lender. We have a steady stream of new clients that have re-taken homes through foreclosure and/or eviction and need our help restoring its value, whether for re-sale, rental, or simply trying to remove the borrowers that have been foreclosed upon.
Similarly, distressed landlords also need our help as their properties are being neglected while failing to produce income due to tenant delinquency.
Regardless of the continuation of Covid eviction moratoriums for mortgage or rent default, we tell our clients that the “courts are closed” to investment property owners and landlords. We believe that a Court remedy, if any, is years away and will never make our clients whole.
We have taken a different approach to Covid delinquencies as hiring lawyers to sue unemployed tenants with no assets has little upside. We will win a Court judgment someday, but who cares and who will pay for the lawyers as landlords rarely recoup their lost income and it should only be used after all else fails. All the while, our clients have lost the income, watched their investments deteriorate, had to pay for lawyers, all to handle unpleasantness of evicting non-paying tenants.
We have been very successful in crafting effective strategies to preserve and create value while maximizing returns in this unprecedented pandemic climate. Contact Luis Nelson at LuisN@barnettpropertymanagement.com or at (888) 245-2522.
